Meraas Unveils Expansion Plan for Dubai Design District d3

Meraas, a subsidiary of Dubai Holding Real Estate, has announced a significant expansion of the Dubai Design District (d3), transforming it into a dynamic waterfront community centered on creativity, modern design, and urban living. This new masterplan is poised to create a space where residents can easily live, work, and connect in a meticulously designed neighborhood.

Situated strategically between Downtown Dubai and Dubai Creek, this expansive district encompasses approximately 18 million square feet. The revitalization effort combines residential areas, cultural spaces, retail outlets, hospitality venues, and landscaped public zones, striking a harmonious balance between lifestyle and professional environments. This shift comes amid soaring demand for design-centric and conveniently located waterfront living options, capturing the interest of both local and international homebuyers.

A standout feature of the new blueprint is the “Design Line,” a shaded walkway prioritizing pedestrians that meanders through the heart of the neighborhood. This central artery is crafted to promote walking and social interactions, showcasing public art, creative displays, green spaces, and community hubs. It serves to connect diverse parts of d3 while enhancing its reputation as one of Dubai’s foremost design-oriented districts.

Environmental sustainability plays a crucial role in this vision. The project is striving for LEED Silver community certification, emphasizing energy-efficient structures, sustainable transport, and robust links to the natural environment. The layout incorporates visual connections to the Dubai Creek and Ras Al Khor Wildlife Sanctuary, enriching the urban landscape with natural beauty.

The revised d3 will consist of five unique precincts, each characterized by its own ambiance. The canal-side area is set to showcase modern residences and boutique hotels along a lively waterfront promenade. The urban hub will unify homes with curated dining and retail options, closely tied to existing creative enterprises. Another section will focus on cultural engagements, hosting performance venues and mid-rise apartments that overlook the d3 Bowl. A wellness zone will feature homes integrated with parks, sporting facilities, and designs inspired by mangroves. The last precinct will emphasize creativity, housing galleries, studios, and loft spaces intended for artists and designers.

This expansion builds upon the momentum already recognized in the district. Recent residential developments have seen swift demand, exemplified by the rapid sell-out of the Atelis waterfront tower and the favorable reception of The Edit, a three-tower residential initiative providing homes focused on design.

With this comprehensive masterplan, the Dubai Design District is on track to become one of the city’s most unique waterfront neighborhoods, blending creative vitality with everyday life, while reinforcing Dubai's status as a global center for design and innovation.
