Al Hudayriyat Island Emerges as a Landmark in Abu Dhabi

Post by : Bianca Hayes

Al Hudayriyat Island is swiftly becoming a defining urban destination within Abu Dhabi, exemplifying a prosperous model of modern, sustainable development. Over just a few years, this island has transitioned from a secluded region to a vibrant center that artfully combines luxury residences, sports facilities, and beachfront relaxation.

This significant transformation is part of a larger strategic framework aimed at improving quality of life while diversifying the emirate’s tourism and investment sectors. It also showcases Abu Dhabi’s dedication to harmonizing urban growth with ecological sustainability and the protection of natural ecosystems.

Managed by Modon Holding, the development benefits from a thorough master plan that maximizes its ideal waterfront setting. The modern road infrastructure provides convenient access to the mainland while preserving its distinctive character and natural beauty.

A standout feature of Al Hudayriyat Island is its commitment to fostering an active lifestyle. The area boasts vast open spaces, picturesque waterfronts, and dedicated pathways for walking and biking, curating a perfect atmosphere for outdoor activities and community interaction.

Economically, the island is crucial for bolstering Abu Dhabi’s tourism, hospitality, and sports industries. The regular hosting of events, competitions, and community programs on the island stimulates economic growth and creates attractive investment opportunities, reflecting the emirate's strategy to develop non-oil sectors.

In terms of housing, Modon Holding has launched notable projects. The “East Hill” initiative within the Nawayef community draws inspiration from California’s Newport Hills and is situated atop a man-made hill, offering stunning views of the city skyline and the Arabian Gulf.

In May 2025, the “Nawayef Village” townhouse community inspired by Tuscany’s architectural attributes was introduced, with all 378 units being sold out and generating around AED 2 billion in sales, indicative of robust investor interest.

Continuing to expand, Modon launched “Wadeem” in July 2025—the first residential land development on the island. This project, encompassing over 1,700 plots along with vital community amenities such as retail spaces, schools, a mosque, and a central park, sold out entirely, achieving AED 5.5 billion in sales.

In December 2025, Modon introduced “Bashayer,” marking the first waterfront residential community on the island, which likewise achieved full sell-out status with total sales of AED 3 billion. Concurrently, the firm awarded a landmark construction contract worth AED 5 billion for the “Nawayef East” and “Nawayef West” projects, representing the largest residential contract in Abu Dhabi’s history.

Al Hudayriyat Island is now a leading development showcasing luxury living alongside eco-conscious urban planning, reinforcing Abu Dhabi as a significant global hub for investment, tourism, and contemporary living.
