Ottawa is set to welcome its tallest building yet, as a 50-storey mixed-use high-rise overlooking Dow’s Lake has been approved. The tower will rise at 829 Carling Avenue near Preston Street, just steps from the Dow’s Lake O-Train Station and the future Ottawa Hospital Civic Campus.
The development will feature 503 residential units with a mix of studios, one-, two-, and three-bedroom layouts. It will also include 196 vehicle parking spaces and 482 bicycle spaces. The ground floor will host 300 square metres of commercial space along Preston Street, creating an active streetscape, while the main residential and office entrance will be on Carling Avenue.
Originally proposed as a 60-storey building in 2021, the project was revised to the current 50-storey design to better fit the area’s character. The tower will stand across from Ottawa’s current tallest building, the 45-storey Claridge Icon completed in 2022.
City planners highlight that the new high-rise will transform an underutilized site into a vibrant, high-density, transit-supportive hub, enhancing pedestrian activity and strengthening the city’s mixed-use neighbourhoods.
The project signals a major milestone for Ottawa’s skyline, combining modern architecture, urban convenience, and proximity to transit and healthcare services.
